Real Estate market in Gulf

The oil-rich Gulf region was considered to be immune to the problems of the financial meltdown. However, the global financial crisis is knocking on the doors of the Gulf region and the first tremors are causing a panic in the job market. The Indian expats are the worst affected with thousands losing their jobs already, according to some reports. In UAE alone, there have been about 800 job cuts in the real estate sector whereas banks have laid off a few hundred more. The impact of the financial meltdown is bound to spread to other countries in the Gulf region causing more lay offs in the near future.

Due to the economic recession, prices of real estate have crashed and Dubai, being the largest market for speculative buying, is the worst sufferer. Dubai boasts of the most ambitious real estate development projects; it is known for its tallest building, the largest airport, the biggest mall and the largest port.

The recession has taken off some of the glitz and glamor of Dubai –the banks are reviewing their credit policies and its biggest financial institution Amlak, has stopped giving home loans. Till now, Dubai has been the envy of the neighboring nations due to its fast growth. However, at present, Dubai has an outstanding debt of US$80 billion -10 billion of the loan is owed by the government while 70 billion is owed by government affiliated firms. Since it does not possess gas or oil reserves, it depends on trade for its survival. But Dubai is reacting fast. A Supreme Financial Committee has been set up to study the situation and propose solutions to the problems in the banking and real estate sectors. Abu Dhabi, the capital of the UAE, which is considered to be rich in oil reserves, is stepping in to lend a helping hand to Dubai.

The employment scene in Dubai is not looking too good. The biggest real estate developer, Nakheel has begun to cut jobs as it is scaling down development projects. In general, 80% of construction workers in Dubai are Indians. The Indian economy was being supplemented by the remittances made by the workers in the Gulf. These remittances touched a record high as the rupee fell against the dollar and it was expected that Kerala alone would receive remittances of Rs.42,000 Crore during this fiscal year.

But the situation took a downturn. Employees of real estate firms are not being sanctioned personal loans. Salary limits to procure loans have been raised, with HSBC setting a salary limit of 20,000 Dirhams for any type of loan. Easy credit is no longer available on credit cards. The Kuwait Stock Exchange fell by 30% at the commencement of the year and the government has had to step in with a 12 billion dollar bailout package.

The Gulf boom is definitely on the wane and the situation may worsen in the months to come.

Property Insurance

Insurance becomes an important aspect of owning property. It provides monetary safety; a financial support to the asset.

There are plentiful Indian insurance companies offering insurance policies for property. One needs to know what one wants in order to get the best plan. To buy a policy one should consider:

- Is the policy worth the property?
- What are the clauses of the policy, is it a safe deal?
- What has been the history of the insurance company?
- What are the formalities to be done to file a claim?
- How long does it take to release the payment?
- Will that be enough to compensate?
- What is the schedule of the payment of the premium?
- Is the premium amount affordable?

If these questions are answered satisfactorily, then one can think of buying an insurance policy. However, the most important factor that one should consider is that one has to pay the premium on time and fully to avail all the benefits of the policy.

There are some policies that need complete payment of a number of premiums before any claim can be filed while some other companies can avail a claim even on payment of lesser premiums. The latter type should be preferred. A common clause of insurance is that no claim can be filed within six months of buying the policy.

To get proper policy, call policy brokers of different companies and ask them to give detailed list of the dangers and a plan for sufficiently treating them. For this, you must consider that the policy should protect you against all losses and damages in the case of the prevention of any unfortunate event. If you cannot find such a policy, each category of your possession must separately be treated.

Property insurance protects you in two ways:

Financial Loss: Your property insurance will reimburse you for losses if your home or personal belongings are damaged by fire, your belongings are stolen or if any other unexpected situation that is specified under your policy occurs.

Your property insurance will also protect you against liability for accidental damage to someone else's property.

Feng Shui for Dining Room

What are The best locations for the dining room In a home?

Ideal positions for the dining room are East (a more lively atmosphere), South - East (best for conversationalists), West (great especially for newly weds or singles looking to be a newly wed as this location is good for pleasure, romance and entertainment) and North – West (the best location for serious entertainers who want a more formal, serious atmosphere) of the center of your home. At all costs try to avoid a dining room that is North - East from the center of the house as this is known to produce fast-changing sharp chi energy and is not the ideal place to have a relaxing meal. Also try to not locate it within sight of the front door. As in most Feng Shui rooms it is best to have two doors that allow chi to circulate, but if doorways on opposite walls are directly in line with each other chi will move straight through the room.

What are the best furnishings and accessories for a Feng Shui dining room?

The following tips should be reflected upon when creating a perfect dining experience.

1. Floors:

If at all possible use natural wood floors. (They have a neutral effect on chi energy and are easy to clean.) Some experts say to avoid rugs and carpets. Others seem to think that a thick rug or carpet adds a soothing texture.

2. Flexible Lighting:

Dimmer switches are a must! (They offer low lighting for romance, brighter lighting for parties and everyday use in between.) Candles have long been added for energy, which helps to produce a warm vibrant atmosphere for any occasion.

3. Furniture:

Easy-to-clean surfaces are essential. Wood is ideal since it doesn't speed up chi energy. Different woods affect chi energy differently. (Softwoods such as pine and elm are more yin and are best for everyday relaxed family meals - dark hardwoods such as oak, mahogany and teak are more yang, which is more appropriate for formal occasions such as dinner parties.) Hard surfaces like marble and glass speed up the flow of chi energy across the table, making for a more stimulating but also more edgy atmosphere. The shape of a dining table can be more yin or more yang - a round or square table is more yang and carries dynamic chi energy. An oval or rectangular table induces a more gentle energy, which is better for relaxing dinner. (Although many Feng Shui experts say to avoid square and rectangular tables as they limit you to only four directions. An oval shape is recommended as the best for Feng Shui design.) The dining room is an exception to the Feng Shui guideline of aiming to leave some open space in the center of every room. Here the dining table itself should occupy the center position. It is also very important to choose a table that fits the size of your area to make sure there is enough room to walk around the table (equal space around the whole table works best). It has been said to avoid any sharp corners that face your guests. Too much heavy, dark, old furniture - especially when it is squeezed into too small a space – also creates a heavy, dark feeling and blocks the flow of chi. The door should not open too close to any chairs and the honored guest position should face it.

4. Limit the accessories:

A mirror on the wall or sideboard, reflecting the table, enhances the healthy chi energy produced by the food. Mess is death to any Feng Shui room, minimize as much as possible. A crystal chandelier over the center of the dining table will help to balance chi in the room. Remove all clocks and calendars so none of the time pressures from the day carry over into the meal. One definite mistake is to have a television in view of where you eat. Using a tablecloth, rather than individual placemats, is a great way to encourage closeness among your diners.

The Imperial, Mumbai

Mumbai's first major skyscraper project, and really, the project that can be heralded to have cemented the way for the boom, Shapoorji Pallonji & Co Ltd. / SD Corporation's twin Imperial Towers, designed by Mumbai architect Hafeez Contractor as his most recognizable project, was designed as Mumbai's tallest towers.

Then called "SD Towers" or "Tardeo Twin Towers", the years long litigation and hard-won battle for construction rights was the change that heralded the 'new India' economic boom model of urban redevelopment over the paralyzing nexus of 'old India' socialists and special-interest groups that for years had kept Mumbai underdeveloped.

The towers are built on former slum land where the current re-development model of builders providing free land and rehabilitation to slum dwellers in exchange for rights for property development, was first put into practice on a big scale. This model became the standard for slum redevelopment across the city, and across India as a whole.

The towers are ultra-high end residential towers that sold out even before the first brick was laid. The Imperial offers sea-views by virtue of its height, and a resort-like gardens and fountains on top of the parking-structure podium, with hanging gardens that mask the structure itself.

While construction hasn't yet progressed so it is noticeable, it is surrounded by several 45-55 storey residential towers, creating Mumbai's first skyscraper cluster. Though a temporary stay has been put on construction owing to some legal matters, it is expected to be finished by 2009.

Beautify Your Home

  • The furniture of the living room should be placed in such a way that family members can communicate easily. If the living room is big enough then do not place the sofas and chairs along the walls, place them around the center table.
  • If any space if left then arrange desk and chair for sitting individually.
  • Keep a masterpiece like wall unit or picture frame in the living room at an eye-attracting place.
  • Do not keep furniture of different dimensions with each other.
  • If any article is small in height then keep a hanging art work above it.
  • In a small house bedroom is used not for sleeping but for reading or performing exercise also. The bedroom with dim light is good for sleeping. But for reading and exercise, the you must illuminate bedroom. Make different arrangements for different activities.
  • If television or computer is kept in bedroom then make sufficient lighting arrangements with overhead and portable lights.
  • If any of the partner reads before sleeping, then arrange personal lights so the partner can read without disturbing other.
  • Arrange direct light near computer, sewing machine, soft light in seating area and bright light above dressing table.
  • Keep an art work behind the bed. And paint the wall behind the bed with different colour.
  • If bathroom is small, a mirror light is enough. But if it is big, then additionally ceiling light is also required. And hanging light will beautify the bathroom.
  • Frame- less mirror gives a modern look to bathroom.
  • Make a cabinet in kitchen, above dishwater or gas or oven to keep glasses, dishes, plates and bowls.
  • Platform should be according to the size of the kitchen.
  • Carpet should be of matching colour with wall and furniture, and should be of perfect size.
  • Colour what it looks on the card, may not look on the wall. So before finalising get a trial patch painted on the wall.

Pune, upcoming metro city

Recently metropolitan city in India are Delhi, Mumbai, Chennai, Kolkata, Bangalore and Hyderabad. Recent Assocham Eco pulse (AEP) study suggests that Pune may be the added to the list.

The rising appeal of Pune is evident from its highest real estate prices and maximum population among the other upcoming cities. Pune is the best city offering optimistic business environment. The AEP analysed four tier II cities Ahmedabad, Pune, Lucknow and Chandigarh. The parameters necessary for a metro city are social infrastructure, infrastructure availability, real estate cost and availability, transportation facility, presence of quality educational institutes, employment opportunity, facility of financial services and business environment. Pune occupied the first position though it needs to improve on social infrastructure, transportation and financial services.

Pune with 26 malls and 25 category star hotels (both maximum among the four cities under survey) ranked it first in employment opportunity and business environment, infrastructure availability and real estate cost and availability and educational institutes. But it stood 3rd as far as social infrastructure, financial services and transportation were concerned.

In real estate prices and availability, Pune stood first, Chandigarh being the second, Ahmedabad third and Lucknow the last one. It is learnt that process for acquiring land in Lucknow is the most time consuming.

Pune lost out to Lucknow and Ahmedabad on account of transportation facility and connectivity.

Pune carved the maximum share of 32.74 per cent in the total jobs tracked by Assocham Placement Parameter for the period January-June 2008. The prominent sectors attracting large number of aspirants include IT, manufacturing, engineering and academics among others.

“There is a grave need for a seventh metro city in our country as most of the present six metro cities in India are facing pressure of rising migrant population, crumbling infrastructure facility and manpower crunch, along with exhausting office and residential space and rising rental cost” said the Assocham spokesperson.

Colour for Home.

Colour theory basics :

To describe a colour three terms are used namely hue, value and intensity. Hue describes the colour itself like green, brown, gold. Value refers to how light or dark the colour is. Intensity is a bit more complicated. Primary colours are red, yellow and blue and secondary colours are orange, green purple. Primary colours are the only pure colours that exist. All other colours are created by mixing a combination of hues. Intensity refers to colour saturation - the amount of pure colour in a given tint, which can be seen as the difference between the red of a firetruck and the red of a flowerpot.

Neutrals :

Since all colours except primary ones are made by mixing pigments together, every colour belongs to a specific family. Light brown is a soft light brown with a pink, yellow grey or green. The difference seems very minute. Put a beige-to-green sofa against a beige-to-pink painted wall and the effect is magnificent.

Ignore colour names :

Different colour names are given by different companies to the same colour or may be similar names to different colours. So when you select a colour do not go by name.

Take samples :

Select colors based on where they appear in the manufacturer's display, and take the samples home, where they can be viewed in the room in which they will go. Study them in daylight and in whatever artificial light is prevalent in the space, on sunny days, and rainy ones. Be certain that the sample taped up is large enough to give a true sense of the color-3” x 5” is the smallest, and larger is better. When the choices are narrowed down to two, buy a small quantity of the paint, and roll on a 2’ x 2’ square right on the wall. Repeat the study steps until the colors have been viewed in every possible lighting condition.

Pick paint last :

Paint colors come in an almost infinite variety, and computer matching technology has given home decorators an even larger palette. When selecting a paint color as part of a total room color scheme, start with the item with the fewest options. This will probably be the flooring, but might also be upholstery fabric, or an antique tapestry. It’s a million time easier to find a paint that matches the rug than it is to find a rug that matches the paint.

Realty Market : A balloon set to burst

In Delhi and Mumbai, buying interest in real estate market is seen going down and new dealings are less. In a survey brokers say there is decline in deals done by them.

In metros, money from politicians, builders and under world pushed the prices of property to new highs, and the hike was not natural. A positive effect in the market was due to ever increasing Sensex. Those who earned from share market invested in real estate. Now the Sensex has slipped from 21,000 to around 13,000. Interest rate on home loan has also increased. In such a scenario, the real estate market has to fall.

In sub-prime crisis in USA, Indian IT companies are in problem, because they were getting BPO business from multinational companies in USA. To cut the expenses, IT companies may reduce their staff or stop increment in salary. The company will not need any more property for their office. This is the reason, prices in properties are declining faster at Bangalore and Hyderabad, IT hubs of India.

In Mumbai, figures from registration office, indicates that new deals in properties is less by 12000 during the year. This decline is about 20 %.

In Mumbai, 1992-1996 was a bullish period for estates and then in 1996, bearish phase triggered which extended upto 2003. And again 2003-2007 was bullish. The pattern of increase in price was similar during both the bullish period. For the latest bullish period, besides share market, decrease in rate of interest was also the prime reason. Rate of interest from 16 % in 1996, decreases to 7 % in 1993. Low interest rate prompted employees with good salary to buy a home on loan instead of staying in a rented house. Now interest rate on home loan has gone to 12 %, that forced the employees to sell the flat and go for rented house again.

In 1995, when share market got down, there was 30-40 % decline in estates all over India, and that too is feared again now when share market is not in a good position.

But yet, big builders who are capable of holding, do not sell properties at lower price, but offer discounts to the purchasers. Swastik Builder of Thane offered a car against sell of a flat. Even that was not enough to attract buyers, the builder arranged with a co-operative bank which passed loan at 8 % for the purchaser.

The rents are reduced by the owner of flats and this is an indication of the bearish phase in real estate. And if this happens it will continues at least for more 7 years as the last period.

Stamp Duty

STAMP DUTY is a tax similar to any tax one pays to Government. And other taxes, it should be paid on time and must be paid fully. Any delay in the payment attracts penalty. If it is not paid time or not paid fully, it attracts penalty at 2 % per month on the deficit amount of the stamp duty. However, maximum stamp duty can be 200 % of the deficit amount. It is payable on the day or before the execution of the documents. The pay order should be issued in favour of “Superintendent of Stamps, Mumbai”.

You can find out the market value of the property and the stamp duty amount on it from the ready reckoner as follows:

  • You should know the division / village name and C.S / C.T.S. number of your property, which is written in all the agreements done before.
  • From ready reckoner, locate your valuation zone and sub-zone with the help of the division / village name and C.S. / C.T.S. number of the property.
  • From the table know your rate per square meter, then multiply the rate with the built up area of your property in square meters. You will get a value. Reduce or increase this value for lift and depreciation as per the valuation factors given in the Ready Reckoner and you will get a market value. Find out the stamp duty amount applicable to you as per the market value.
  • The department also does this procedure for a nominal fee. This procedure of valuing the property and calculating the stamp duty is known as adjudication.
  • In case of a signed document, adjudication must be done within one month otherwise two percent interest per month will be levied as penalty from the date of signature.
  • An adjudicated unsigned document is valid up to six months from the date of adjudication order up to December 31 of that year whichever is earlier.

Feng Shui for your bedroom.

To improve your love life, however fine it is, you will love to improve it, or you are bored with the look of your bedroom, following tips may help you.

  • Change the whole bedroom including bedroom furnishings, wall colour and accessories. Keep in mind to get balance of the 5 elements and as well as honour the shapes and colours of the house.
  • Make major decor changes within the bedroom, i.e. don't go for the same old stuff. Within bedroom, you must feel refreshing.
  • If you do not have any proper dislike for wooden furniture, buy a wooden bed. Metal is good conductor of electricity and if the bed is of metal, that may create health concern for you and your partner. Do not put any electrical appliances near your bed. Do not use electrical heating pads or massage pads (even if plugged in but not turned on).
  • Check for the lighting to see if it is not too harsh or too dim. No electric appliance sound should disturb your mood.
  • Avoid large plants in the bedroom.
  • Avoid large mirrors in the bedroom.
  • Avoid sharp metal like knives , scissors etc in the bedroom.
  • Create a headboard for the bed and place it against the most solid wall in the bedroom. If the bed is in line with a doorway, hang a crystal between the bed and that area.
